The Hannah Project began in December 2007, includes the construction of sixteen new
affordable housing units. This project consists of eight white clapboard duplex structures
featuring deep front rear porches and standing seam metal roofs that are a contemporary
adaptation of the typical shotgun/bungalow architecture of Third Ward.
The land for the project has already been purchased with funding from the Houston Endowment.
Through our partnership with the City of Houston, Amegy Bank, and Midtown, Row House CDC is
able to build the new 16 unit community complex. Hannah is a shining example of determination,
diligence, and our passion to address the affordable housing issue that continues to plague the
Northern Third Ward.
The sixteen new 700-900 square foot units include ten family-sized 3-bedroom/1 ½ bath and six
2-bedroomm/1 bath apartments. They will be situated behind the existing duplexes connected by
a green space filled with plantings, benches and art created by community residents and artists.
It is adjacent to our campus and within walking distance of both elementary and middle schools,
as well as Emancipation Park.

Rehabilitation/Rent-to-Own Project - Row House CDC will acquire, renovate, and rent
(affordably) up to 38 rental units. These units will offer rents affordable to families earning
approximately half of the Harris County median income. Typically, two units per lot will be
acquired and redeveloped. Again, a variety of construction cost subsidies will be sought to
underwrite the rents paid by low income working families.
Single family homes will be refurbished for affordable rental.
Duplex Project - Directly behind Project Row Houses campus on Holman street, lies the first
housing development of Row House Community Development Corporation. These homes were
built by Eastern Design Home Builders, Inc, along Third Ward's historic Division Street.
The Row House Duplex Project consists of four duplexes, encompassing eight rental units. They
were designed by architecture students at Rice University’s Rice Building Workshop, under the
auspices of Professor Danny Samuels and Nonya Grenader, FAIA, directors of the program.
Samuels and Grenader were awarded FAIA status for their work on-site.
